With more than 20,000 multifamily units delivered since 2000, Doster Construction has built communities that range from luxury developments to affordable housing. Project Director John Tschudin recently shared these insights as part of Auburn University’s inaugural Affordable Housing Professional Certificate Program—discussing how thoughtful design, efficient construction, and collaboration can create lasting impact.
The need for safe, high-quality, and affordable housing has never been greater. Across the country, communities are facing rising housing costs, limited supply, and increasing demand for multifamily developments that are both accessible and sustainable. At Doster Construction Company, we’ve seen firsthand how the right approach to design, financing, and construction can create lasting impact for residents and communities alike.
Over the years, our team has partnered with developers and housing authorities to deliver projects such as Shallowford Point Apartment Development in Chattanooga, TN, Archer Green Apartments in Augusta, GA, Sawgrass Point in Gonzales, LA, and Arbours at Tumblin Creek in Gainesville, FL. Each of these developments required a deep understanding of budget-conscious design, efficient construction methods, and compliance with the financing and regulatory frameworks unique to affordable housing.

I recently had the opportunity to share my perspective as part of Auburn University’s inaugural Affordable Housing Professional Certificate Program, hosted by The Winchester Institute for Real Estate Development. The week-long program brought together professionals from real estate, development, public policy, design and land planning, and construction to explore practical solutions for one of the most pressing challenges of our time.
The discussions reinforced what we’ve learned over decades in this market: affordable and multifamily housing succeed when all stakeholders—developers, architects, contractors, and communities—are aligned from the start. By combining thoughtful design, efficient construction practices, and a commitment to long-term value, we can create spaces where people not only live, but thrive.

For me, this work goes beyond delivering a finished building—it’s about building trust, fostering collaboration, and creating places that strengthen communities for years to come. That’s why Doster’s purpose of Building Lasting Relationships resonates so strongly in the affordable housing space. When we lead with our values—Drive, Operational Excellence, Safety, Teamwork, Ethics, and Relationships—we’re not just meeting project goals; we’re contributing to something bigger.
