DELIVERY METHODS

Doster provides construction management services as an Agent for the owner or on an at Risk basis. As Construction Manager Agent, we manage our client’s interests, acting as the owner’s agent or an extension of the owner’s staff. This frees the owner to focus on other project dynamics while we orchestrate the details based on established goals and budgets. As Construction Manager at Risk, we work with the design professionals and owner to optimize project design, schedule and cost. We negotiate a guaranteed maximum price and bid all trade contracts to ensure the client receives the lowest price from qualified subcontractors.

Using the design – bid – build approach, Doster and the client contract options of a lump sum price, cost plus fee basis or cost plus fee with a guaranteed maximum price. In these instances, Doster is a tough competitor and our experience, industry knowledge and strong subcontractor – vendor relationships provide high quality construction at a cost competitive value.

However, at Doster, we take nothing for granted. During the bid process and beyond, we work as a committed partner to fulfill the client’s objectives. We consult with the project team and watch project costs so we can deliver what you want in the finished product.

When an owner contracts directly with a single company to perform design and construction services, this approach is called Design-Build. It is a great process for clients who know what they want because it simplifies delivery, design services procurement, construction services and offers the convenience of dealing with a single source delivery system. Design-Build combines the design, permit and construction schedules in order to streamline the traditional construction environment.

Doster selects and manages the design and construction professionals who work in a collaborative environment to complete their tasks at the same time. We assemble a team that is best suited for a project’s specific needs. This process can minimize an owner’s project risk and reduce the delivery schedule by overlapping the design phase and construction phase of a project.

With this approach, we provide maximum project accountability for all phases of the building process and give the client added security.

Integrated Project Delivery (IPD) is a delivery method that fully integrates project teams in order to take advantage of the knowledge of all team member to maximize the project outcome. True Integrated Project Delivery is the highest form of collaboration as all three parties (Owner, Architect, Constructor) are aligned by a single contract.

Oftentimes, Doster is contracted using IPD philosophies applied to more traditional delivery approaches such as Construction Management or Design Build. In this hybrid approach, there are no multi-party contracts. IPD as a philosophy is characterized by “traditional” transactional CM at Risk or Design Build contracts, some limited risk sharing (e.g. savings splits), and some application of IPD principles.

Preconstruction

Lean Construction

Lean construction techniques strive to eliminate all possible waste, which involves planning jobs down to the smallest detail, from where a dumpster will be situated to ensure the fewest steps for workers throwing material away to ensuring just-in-time delivery of materials. At Doster, there is much thought and planning put at the start of a project, and that helps save us money that we can pass on to the Owner. On many large-scale projects, hundreds of thousands of dollars in savings can be found through lean techniques alone.
